 We can assist you in buying your home for 1/2 price! That's right! This is a special program offered through HUD for Police Officers only. This program is not open to the general public.

What is the Officer Next Door Program? This program, offered by HUD is part of the government's committment to strengthen America's communities. It allows enforcement officers to purchase single family homes at 50% discount in designated revitalization areas. Homes have been available through this program in many areas of Lee, Charlotte and Marion Counties.

What are the requirements? To qualify for this program, you must be a full time police officer with arresting powers in the area that you serve. You must also agree to live in the home for 3 years.

Are there any other incentives? Yes. the Mortgage Bankers Association of America has urged its nearly 3,000 member lenders to provide officers with a choice of mortgage discounts: either a 1/2 point reduction in closing costs (which equals to a reduction of 1/2% of the mortgage amount), or a 1/8 point reduction on interest rates over the life of the mortgage.

How are homes advertised? Homes available for this special program are listed each  Wednesday on HUD's web site.  The deadline to submit your offer is 11:59PM the following Tuesday. This gives you 7 days to inspect the property before purchase. We also post the homes availble on the HUD Homes list on our web site. Check it out! 

Important!  If you are interested in the Officer Next Door program contact us immediately. We will place your name on the "hot list" to be notified of each home as it becomes available.  These homes are offered on a very short term basis. Good deals don't last!

How are homes awarded? We submit an "intent to purchase" and you are then assigned a random lottery number and a confirmation. the lottery numbers are used to select the winner. Winners are posted by noon, the day after the deadline. Winners have until 4:30PM Friday to deliver a complete paperwork package to HUD's regional office.

How do I find out about the homes available? Call us! We always have a current list of homes available through this program. And we handle the bidding, coordination and paperwork details for you. You sit back and relax, buy a house for 1/2 price -- and we do all the work for you!
